We have had severe rain over the past two weeks. Heavy rain is part of living and hosting in the Pacific Northwest. For us, it’s not unusual—but it does require attention. At PNW Concierge, vacation rental property care means checking on homes before, during, and after significant weather events, and staying in close communication with guests so they know what’s happening and what to expect.
Heavy Rain in the Pacific Northwest
Frequent rain systems are common here, especially in the fall and winter. While rain can be part of the experience for guests, it can also stress homes if they’re not actively monitored. Our role is to make sure properties are prepared and that small issues don’t turn into bigger ones simply because the weather was ignored. It is how we provide peace of mind to our clients.
How We Prepare Homes Before Major Rain Events
Before a major rain event, we take time to check the basics that matter most.
We inspect roofs and clear gutters so water can move away from the home as it should. Downspouts are checked to ensure they’re directing water away from foundations, decks, and walkways. We also look at known drainage areas and low spots around the property where water tends to collect.
We spot-check windows, doors, and flashing, and pay attention to crawlspaces, basements, and other vulnerable areas. These checks help us catch issues early and reduce the risk of water intrusion. We keep an eye on the weather situation year round with our favorite local weather blogger Cliff Mass.
Monitoring Homes and Supporting Guests During Severe Weather
Once the weather moves in, we stay engaged. We monitor conditions across the areas where our homes are located—whether that’s on an island, near the water, or closer to the mountains. If weather alerts, access issues, or power outages become a concern, we’re paying attention.
Guest communication is an important to us. We check in with guests during significant weather events so they know what’s going on and how it may affect their stay. Whether that means setting expectations around outdoor amenities, travel conditions, or simply offering reassurance, we want guests to feel informed and supported rather than surprised. One of the tools we use to stay informed  is the outage map at Puget Sound Energy (PSE).Â
Post-Storm Inspections and Ongoing Property Care
After the rain passes, we check homes again. We look for signs of water intrusion, inspect decks, walkways, and exterior stairs, and review drainage and landscaping for erosion or debris. Addressing these things promptly helps protect the home and ensures it’s ready for our next guests.
